Value Engineering Using Building Information Modeling

Abstract


This research presents study, concepts and design of automated model for integrating Building Information Modeling (BIM) and Value Engineering (VE) using multi criteria decision making technique which is Analytical Hierarchy Process (AHP).
The developed model integrates project visualization-information aspects through information extracted from the developed alternatives BIM model andAHP algorithm. Project visualization-information is achieved byutilization 4D& 5D BIM that integrates 3D BIM model with project resources database, which will automate time and cost calculations. Analytical hierarchy process is done through two steps. The first step is to get criteria weights based on pairwise comparison and to ensure pairwise comparison consistency. Thesecond step is to asses and rank alternatives based on the calculation done automatically inside the central database after extracting the required information from the alternatives BIM models.It should be highlighted that the alternatives evaluation process proposed in the developed model is a value analysis rather than cost analysis, since it accounts for other critical criteria in the evaluation process. In other words, Value Engineering goes beyond cost engineering or cost-benefit analysis. Value engineering can be considered as a paradigm and umbrella that takes into account all aspects needed for evaluation.
At the core of the developed model lies a data analysis andprocessing framework that stores, retrieves and processes the captured data from BIM model to support project alternatives assessment. Based on the developed model and proposed methodology a prototype software had been developed using C# as a programming language. AHP+ uses Revit SDK and Revit APIs to communicate with Autodesk Revit Software. AHP+ utilizes Access Database to store tabular data and integrate with Revit files that contains the data.Microsoft report viewer was used to view the required reports. Real projects had been used to demonstrate the use of the developed model and validate its methods and algorithms. Thismodel is expected to enable project team members to conduct value analysis in addition to generating alternatives ranking reports in a timely manner.
