Abstract
Abstract
Over the past several decades, dealing with the problems emerged from land use segregation through 19th century as a response to the industrial revolution, mixed-use development has taken center stage in the urban planning and real estate development worlds. Large cities have experienced rapid growth; the majority of these cities are facing uncontrolled developments at the densely populated areas and changing of residential land use into mixed land use to accommodate the high demand on resources based on users' needs.
Transformed residential streets to mix use ones, have major effects on physical and socio-economic issues, the impact of land use transformation need to be anticipated well in advance and planned for to ensure that it occurs in a manner beneficial to the city planning and to the overall community. Mixed-use development has been in debate through theory and practice to address the main guidelines through a broad literature review to ensure the success of the development and how it can be applied in reality through analyzing international best practices showing different techniques and approaches to the corridors to be adapted to the new activities within it.
