Abstract
Building industry, which is about 12% of the total industry in such a country, is not fully mechanized because it did not follow the building industrial techniques. Goals and Objectives: The main goal of the study is to prove that the new building materials and techniques have given the designed the flexibility to choose the suitable and appropriate materials and techniques, to the project requirements and circumstances in order to achieve the desired quality through suitable time and cost. The research also aims to study the building materials, classifications, properties and applications, studying building techniques and their developments, as well as studying the three affected factors; time, cost and quality, and their relations between each other. Methodology of the research: In order to achieve the goals and objectives, the study followed the theoretical studythen the analytical then the comparative analytical methodologies.
1- The theoretical method, in which a historical review of the building materials and
techniques, the meaning of technology and its components, then studying the properties of building structural and non-structural materials and so the newbuilding techniques and finally the theoretical study of the three factors affected by technology; time, cost and quality.
2- An Analytical method, in which an analysis of the effects of the three factors are analyzed in order to define their interrelations either between them and the effects of new building material and techniques.
3- An Application method, in which some new recent buildings are selected from
different types, high rise and tower building and wide span construction, and different location, international and local buildings. These selections of buildings are studied and analyzed to achieve the main goal of the study.
